Letting Your Property

With over 25 years in the lettings business, we understand the needs of our landlords and have a presence on the best property portals to ensure that we find tenants for their properties quickly.

 

With extensive tenant referencing we ensure only the best tenants for our landlords, and offer a Fully Managed service that will allow you to sit back and relax while we handle any issues that may arise at the property throughout the course of the letting.

 

We have a dedicated team available to keep you up to date with the whole rental process and to answer any enquiries you may have. Our business is built on customer satisfaction and we will handle the rental of your property as if it was one of our own. 

 

We provide a Fully Managed service to landlords incorporating all of the following:

 

  • No obligation consultation of the property including how to present it, any safety issues that need to be addressed and potential rental value that could be achieved by looking at current market trends.
  • We produce a 360-degree quality tour of the property to be approved by the landlord.
  • We provide multi-platform advertising on Rightmove, Zoopla, Prime Location and Facebook. We include:
  • Photographs
    • 360-degree virtual tour
    • Full written description including room dimensions
    • Energy rating graph
    • Postcode
    • A map showing the location of the property
  • We interview potential tenants with a standard set of questions before offering a viewing. Selecting the right tenant is key to a successful letting.
  • We use a third party company to carry out referencing and credit checks.
  • We carry out the 'Right to Rent' check in-house.
  • We register the deposit with the Deposit Protection Service until the end of the tenancy when all parties agree any deductions before it is released back to the tenant.
  • We compile a room-by-room Inventory/Schedule of Condition with photographs taken and held on file to use at the check-out appointment, should the tenant(s) vacate.
  • We sign the Tenancy Agreement on behalf of the landlord and keep a signed copy on file.
  • We collect the rental payment and provide a Statement showing any expenses that may have been deducted, attaching invoices for works undertaken. The statement also deducts our fee before we transfer the balance to you via BACS payment.
  • We carry out a check-in appointment where Tenancy Agreements and other documents are signed. We also carry out the following checks on the day:
    • Run all taps to clear standing water
    • Test smoke alarms
    • Test carbon monoxide alarm (should the property have a gas supply)
    • Log meter readings
  • We write to the relevant utility companies, water provider and council with the new residents details.
  • We carry out an initial 2-month property visit to check the condition of the property and to make sure all is well. We carry our property visits every 6-9 months thereafter.
  • We organise all repairs and maintenance should you require us to. We have a list of trusted contractors that we have worked with, some for over 15 years. We are happy to use your own contractors if you prefer.  We do not add commission to contractor invoices.
  • We also organise the following legal documents:
    • Energy Performance Certificate & renewals
    • Electrical Installation Condition Report & renewals
    • Annual Landlord Gas Safety Certificate
  • We serve Rent increase documents and Section 21 Notices on your behalf.
  • We provide a 24/7 in-house emergency contact for your tenant(s).
